THE DEED OF SALE made this 29th day of July, 2025, at Delhi, BETWEEN MR. RAJENDER SINGH, son of Late Mr. Harbans Singh, aged about 58 years, residing at Khasra No. 45, Village Baprola, Najafgarh Road, New Delhi – 110043, hereinafter referred to as the vendor (which expression shall, unless excluded by or repugnant to the context, mean and include his heirs, executors, administrators, legal representatives and assigns), of the one part AND MR. ANIL MEHTA, son of Mr. Suresh Mehta, aged about 39 years, residing at D-92, Sector 7, Dwarka, New Delhi – 110075, hereinafter referred to as the vendee (which expression shall, unless excluded by or repugnant to the context, mean and include his heirs, executors, administrators, legal representatives and assigns), of the other part.
WHEREAS
The Vendor is the absolute and sole owner and in peaceful possession of agricultural land comprised in Khasra No. 112/3 (2-0), measuring 2 Bighas, situated in Village Jharoda Kalan, Tehsil Najafgarh, South West District, Delhi, and is competent to transfer the same.
The said land is free from all kinds of encumbrances, attachments, mortgages, disputes, acquisition notices, and claims of whatsoever nature.
The Vendor has agreed to sell and the Vendee has agreed to purchase the said land for a total sale consideration of Rs. 18,00,000/- (Rupees Eighteen Lakhs only), which the Vendor acknowledges having received in full as follows:
- Rs. 2,00,000/- by Cheque No. 112356 dated 10.06.2025, drawn on SBI, Dwarka Branch
- Rs. 16,00,000/- by NEFT dated 28.07.2025, Transaction ID HDFCNEFT25489731
4. The Vendor has today delivered vacant and peaceful possession of the aforesaid land to the Vendee, who has accepted the same.
5. The Vendor has executed this Deed of Sale in favour of the Vendee to convey, assign, and transfer all his rights, title, and interest in the said property absolutely and forever.
NOW THIS DEED WITNESSES THAT in pursuance of the aforesaid agreement and in consideration of the sum of Rs. 18,00,000/-, the Vendor hereby sells, conveys, transfers, and assigns unto the Vendee, all his rights, title, interest, and possession in the agricultural land more particularly described in the Schedule hereto, together with all rights, easements, and appurtenances attached thereto. That the Vendee has inspected the property and is fully satisfied with its title, nature, and condition. The Vendee shall hereafter hold the said land as the absolute owner. The Vendor assures the Vendee that the said property is not subject to any legal proceedings, revenue arrears, acquisition notice, or restrictions imposed by any authority. The Vendor shall indemnify the Vendee against any loss arising from any claim or defect in title, if any, hereafter discovered. That the Vendee shall at his own cost get the mutation of the said land done in the revenue records and pay all applicable taxes and charges hereafter. That all stamp duty, registration charges, and expenses related to this transaction shall be borne by the Vendee.
